The single most expensive thing families do is clean out before anyone has looked. Bags go to the curb, drawers get emptied, and the value goes with them. Photograph it as it sits.
Nothing here is an appraisal. It is a working recommendation from people who sell this material every week in Central Florida, and it costs nothing.
What to send
- One photo of each main room, from the doorway.
- The garage, the attic hatch, the shed — where the surprises usually are.
- Close-ups of anything signed, marked, or that someone in the family always said was worth something.
- Closets and cabinets, if you can get them open.
One house, several different answers
The home, the contents, and any real collection get looked at together — then sent down whichever lane actually fits. Most houses use two or three of these at once.
- Estate sale
- The right answer for most of a house. On site, priced, and open to the public over a weekend.
- Auction
- Better when the buyers are scattered and competitive rather than local and casual.
- Everyday inventory
- Listed individually and sold over time instead of waiting for one weekend.
- The property itself
- If the home is part of the decision, that side is coordinated separately through licensed representation.
- Donation and clearing
- What is left after the value is out, handled so the house can close or list.
- Wait and revisit
- Sometimes the honest answer is that nothing should move yet. We will say so.
