Central Florida families call us at the hardest part — when a parent is gone, the house is full, and nobody knows where to start. We help you sort the contents, decide what’s worth selling, clear out the rest, and handle the property when it’s part of the plan.
We’ve seen this before
Most families call us in the middle of it, not after.
It doesn’t come tidy. The paperwork is somewhere. The good china is in a box in the garage. Someone in the family wants the piano. Someone else lives out of state. And the house is starting to feel like a second job.
You don’t need to have it figured out before you call. Most families don’t. We’ll walk the house, talk through what’s in it, and tell you what we’d actually do first — even if that answer is “wait a few weeks.”
A place to start
What we usually help with, in the order it usually comes up.
1. Walk the house together
In person or on FaceTime. No pressure, no pitch. We tell you what we see, what’s worth something, and what isn’t.
2. Sort keep, sell, donate, discard
You keep what matters. We handle the rest — sale, auction, private buyer, or clean removal.
3. Sell what deserves a real market
Estate sales, online auctions, featured items, and specialty collections. Real buyers, real numbers, no lowball flippers.
4. Clear the rest and hand back an empty house
We coordinate what remains and prepare the property so you don’t inherit a second problem after the contents are gone.
5. Decide about the property
List, hold, rent, or sell pre-market with Terry Chan of The Keyes Company — only if and when the family is ready.
6. Move on, on your timeline
Some estates take a weekend. Some take a year. We work at your pace, not the market’s.
What families usually ask
The questions on the first phone call.
- We haven’t sorted anything yet. Is that a problem?
- No. Most families call before they’ve touched a thing. We prefer it that way — nothing accidentally donated, nothing thrown out that shouldn’t have been.
- The house needs work. Can you still help?
- Yes. Deferred maintenance, dated interiors, or a home that hasn’t been touched in decades — we’ve worked all of them. If it fits a pre-market buyer better than a full listing, we’ll say so.
- We’re out of state. Does that work?
- Yes. Most of the families we help have at least one heir out of state. FaceTime walk-throughs, mailed keys, and email updates — it’s how a lot of this goes.
- Do we have to sell the house through you?
- No. If you already have an agent, we’ll happily coordinate with them. Real estate work through Poshlando is handled by Terry Chan of The Keyes Company only if a family wants it that way.
