Valrico · Hillsborough County
Valrico estate sales, including River Hills Country Club
We've worked inside River Hills Country Club, and we know a gated golf community needs a different plan than an open street. Poshlando handles the belongings, works within the community's access rules, and keeps the house's next step in view the whole time.

River Hills Country Club, September 4–6, 2026
In September 2026 Poshlando returned to Valrico for a River Hills Country Club estate sale, September 4–6: a full household of seasonal décor, collections and curiosities.
We've also handled a River Hills home-and-contents transition where the work on the belongings led straight into a conversation about the property. That's common: people who come to an estate sale sometimes turn out to be genuinely interested in the house. We keep the private details of any transaction private.
River Hills Country Club
Running an estate sale inside a gated golf community
Gated communities protect residents, and a good estate sale has to respect that. Before choosing a format we confirm what the community allows: guest access, sale windows, signs, vehicles. Rules vary by community and change over time, so we check every time, property by property.
Access windows and gate coordination
We work out with the family and the community how shoppers get in, whether that's a guest list, timed entry or a set sale window.
Shopper registration when needed
When open traffic isn't appropriate, shoppers register in advance and arrive at a reserved time. It's calmer for the neighbors and safer for the house.
Parking and traffic
Golf-community streets aren't built for a crowd. We plan where people park, how the line forms and how large items get picked up.
Protecting the home
Floors, walls, doorways and the rooms that aren't part of the sale get protected, because the house itself may be going to market.
Contents and property together
If the house will be sold, we time the sale and the cleanout around that plan so the home is ready for its next step.
When Valrico families call us
Most calls start with a life event, not a request for an "estate sale."
Settling a parent's River Hills home
Families often live out of state. We become the people on the ground, from first walkthrough to an empty, presentable house.
Downsizing out of a larger home
Moving from a golf-course home to something smaller usually means deciding what fits. We help sort it and sell the rest after you move.
An executor with a deadline
We give the personal property a clear plan and keep the property decision in step with the estate's timeline.
The house might sell to someone who visits the sale
It happens. Poshlando Realty handles any real-estate interest under a separate agreement, so the conversation is handled properly.
What we actually handle
Sorting and review
Every room, closet, drawer and garage shelf, before anything is priced or discarded.
Research and pricing
Collections, art, jewelry and unusual pieces are researched, not guessed.
Staging and merchandising
The house is set up so shoppers can see and find what's for sale.
Photography and promotion
Real photos, sale listings and buyer outreach so the right people show up.
Sale-day operations
Staffing, checkout, security, parking and pickups during the sale.
Auctions and specialty channels
Pieces that deserve a wider audience can go to online auction or specialty buyers.
What's left afterward
Donation, remaining-contents buyers or cleanout, planned before the sale starts.
The house, too
Contents and property, planned together
The contents decision and the house decision affect each other: when to list, whether to sell as-is, how empty the house needs to be. We plan them together from the first visit.
Poshlando Estate Sales & Auctions handles the belongings. Real-estate work is done by Poshlando Realty under a separate agreement. You can use either one on its own.
Poshlando RealtyValrico and east Hillsborough logistics
Valrico is about an hour and a half from Orlando, so we plan Valrico projects carefully and run them as full engagements.
Drive time means planning ahead
We batch setup, pricing and sale days so the team is focused on site and not commuting back and forth.
HOA and gate rules vary
Neighboring communities have different rules. We never assume what one community allows based on another.
Large homes, large contents
Golf-community homes often have formal rooms, garages and lanais full of furnishings. We plan staffing and pickup windows to match.
Nearby areas
We consider projects in Brandon, Lithia and FishHawk case by case. That's coverage, not a claim of past work there.
